We booked 2 nights in this hotel, but due to availability, we got 2 different room. We liked the one for the 2nd night, which was on the top floor with a balcony overlooking the sea. Such rooms are the only ones worth staying at this hotel, in my opinion, at the price point. It was nice to relax on the balcony with drinks and food. Internet in the room was good enough for me to do some remote work including a conference call. The ground floor restaurant has good enough food (if not a bit bland) but a thai restaurant is just across the small street on the way to the beach! Staff were accommodating.
Boutique Studio by the Sea with Own Entrance. Is located in Rottingdean, just a 12-minute walk from Rottingdean Beach and 2.9 miles from Brighton Marina.

The bed was indeed a DREAM, I never wanted to leave the bed. The options of teas were great, especially having a peppermint tea at night.
The view was amazing, there was so much to see. The bedroom was spacious and cosy. I really miss it already and the staff gave me privacy which I admire the most. The location is ideal as it’s near the station, also the beach and Royal Pavilion so it was convenient.

I loved the older ambiance of the hotel, granted due to age it had its quirks yet that gave it character. The staff were all very helpful and I wad upgraded from a double room to a king room. The location directly across from the beach and close proximity to all attractions was key.

The hotel is in excellent location. You can step on the beach just after crossing the road. The single room was a good size, there was a kettle, a hairdryer, iron, ironing board and a fan. There was a nice selection of tea/coffee provided.

My husband originates from Brighton so we are very familiar with the area. There is lots to do, walking, cycling, travelling is easier by bus as Central Brighton is very expensive to park your car. Lots to do at The Marina. In Brighton, Volks railway, museums, pubs, restaurants, The Lanes, The pier, Brighton Pavilion, Go on the bus further afield to towns such as Eastbourne, Tunbridge Wells, Worthing, Shoreham or hop into your car and visit The Bluebell Railway, The Downs , several National Trust properties. The choice is endless !

Nice little seaside village situated on the cliffs with a Tesco express and Budgen, several pubs and a Costa. Only a few miles from Brighton but ideal for those wanting to stay in a quieter, more relaxed location.

Rottingdean is a beautiful small town, the bus links to Brighton are great. The beach is beautiful, clean and uncrowded. Shops in this small town cover whatever you may need for a short visit. Shanes Place is a lovely little cafe with excellent food and cakes. Just dont bother with The White Horse, the standard has dropped over the last 3 years and we will not stay there again.

Rottingdean is an old, charming seaside village with a busy high street of little shops and cafes. The Rudyard Kipling gardens are lovely. The only downside is the busy main road cutting through to Brighton. Its close to the beautiful South Downs for a day out too.
Fantastic location next to the sea front. Staff at the hotel are very welcoming. I have stayed here twice and will come back again if I have to work in the area. As a lone female traveller I feel safe in this hotel. Very comfy bed and rooms have baths. Good wifi. Free parking. Great Location. Good food including veggie and vegan options. Other restuarants in walking distance and can recommend the Thai. Much more affordable than Brighton which is just 5 mins drive away. Easy access to South Downs and cliffs top walks.
Nicely decorated. Shower was good and large. Decent size bathroom. Residential area. Thoughtfully spaced out development. Storage great in bathroom and for hanging clothes. Rottingdean is nice location. Regular buses to and from Brighton £11 for a day between 2 adults. Bus stop 2 min walk.

The hosts were very friendly and a lovely couple. The accommodation is close to the sea and cliffs and provides a lovely walk towards Rottingdean and Brighton.
The room on the first floor was nice and kept quite cool during the hot weather.
I liked the small veranda attached to the room, which does have a sea view, very pleasant to sit out there and have a drink. Breakfast was good, parking was perfect, we had easy access to buses or you could walk x

I arrived very late from work, and the staff were exceptionally helpful and welcoming. The hotel looks right over the sea. There is convenient parking, difficult to find negatives about this place.
The breakfast was very good and the staff in the morning were both very helpful but also friendly.
